Commercial Building Inspections

Retail ConstructionBuilding inspections are performed Monday through Friday, from 8 am to 5 pm. If you have a question, kindly call 913-971-7900.

The following commercial inspections are required:

  • Footing.
  • Foundation.
  • Backfill.
  • Plumbing/Electrical/Mechanical Underslabs.
  • Engineered Floor Slabs.
  • Sewer Service Line – from building to main tap. Call Utilities at 913-971-9311.
  • Electrical (Temporary Service for Construction Trailer/Site) – separate application of the building permit – miscellaneous electrical application needed.
  • Above ceiling.
  • Complete Gas Pressure.
  • Rough-In (All framing, concealed plumbing, electrical, HVAC).
  • Permanent Electrical Service.
  • Final Approval – All departments in the review process must approve the project to obtain a Certificate of Occupancy (CO) or Temporary Certificate of Occupancy (TCO). 
  • Special inspections or third party inspections are acceptable. Please call us with questions about specific, allowable categories.

Re-inspection fees

A $100 fee may be assessed when the permit holder has failed to:

  • Have project ready for requested inspection.
  • Correct previously inspected non-compliant items.
  • Have address or permit numbers posted.
  • Continued with construction activities without inspection approval.
  • Other construction-related items that the Chief Building Official may assess a re-inspection fee, include, but are not limited to:
    • Locked or inaccessible structures.
    • Occupied structures without city authorization.
    • Inspection requests that have already been approved.
    • Contractor interference.
All fees are due before the final inspection may be scheduled.
 
After hours inspections

Minimum fee for a non-emergency inspection, outside of normal business hours, is $100 per hour with a two-hour minimum. A minimum of 48-hours notice is required for after hours inspections.

Commercial finals

All approving departments are required to make a final inspection and qualify this project for a certificate of occupancy. Requests will be scheduled through the Building Codes Division 913-971-7900 except the fire marshal. The fire marshal may require as much as three days notice. After approving departments have reported their inspection results, Building Official will determine if a TCO or CO can be issued. If any one of these departments deems a TCO necessary, project will only be eligible for a TCO based upon scope of work (no life safety items) and expiration date for work to be completed, meet compliancy and achieve a full CO. 

TCO fees

$250 - All commercial and industrial structures.

$500 - To reinstate a TCO.
